We began using the Traci Bild Sales System four years ago and it is now an integral part of our organizational culture. Our management company operates twelve assisted living facilities containing nearly 800 units. All our campuses are mostly new within the past 10 years with many in rural, yet competitive markets.
We were 80% occupied for the 600 units then under management when we started with Dynamic Performance in 2007. In the past year, we have expanded about 200 units and during that time, our average occupancy has increased to nearly 95% with several of our properties now at 100% occupancy. The annualized increase in occupancy amounts to over $2,900,000 on a $50,000 the Dynamic Performance investment. Our property owners are very satisfied with their investment.
We believe the marketing process demonstrated by Dynamic Performance is the method we want to use in our marketing efforts. The system developed by DP expands the depth of our marketing technique. The involvement of everyone also helps other areas operate with higher morale and efficiency.
One feature of Dynamic Performance I particularly like, is the coaching provided by you and your staff. The coaching is tailored to our needs and what we wish to accomplish.
Mystery Shops are another important piece. I cannot tell you how much our managers want to achieve a 100% rating every time they are shopped. The only way they can achieve that goal is by practicing the technique at every opportunity. It is no wonder that those achieving 100% are also those buildings that track their vacancies in terms of hours rather than months.
